Qualifications Education and Experience: Experience equivalent to
four years of increasingly responsible and skilled full-time labor
and trades experience.Necessary Special Qualifications: A valid
motor vehicle operator's license may be required for employment in
some positions.Overview This position will be part of a Tennessee
State Parks Operations maintenance series for TDEC. This will be
the fourth classification and the first supervisory level class in
the series. Under general supervision, is responsible for
semi-skilled and skilled maintenance work of considerable
difficulty which includes leading others in work; and performs
related work as required. An employee in this class leads others in
a variety of semi-skilled and skilled maintenance related work in
such areas as building maintenance, grounds maintenance, and
equipment operation.This position will be part of a Tennessee State
Parks Operations maintenance series for TDEC. This is the
supervisory level classification in the TSP Maintenance Series.
This classification is responsible for supervising and training TSP
Maintenance staff, performing skilled repair and maintenance,
janitorial tasks, facility maintenance and repair, equipment
operation, and fire suppression and prevention. This class differs
from that of TSP MAINTENANCE LEAD in that the latter performs
working level maintenance duties within the park and does not
supervise. This class differs from that of TSP CHIEF OF MAINTENANCE
In that the latter performs supervisory responsibilities at a
larger scale and performs more complex repair work.Responsibilities
Assist the Chief of Maintenance in establishing and maintaining
relationships with contractors, state employees, and executive
officers to provide timely, quality maintenance services.:
Maintains proper environmental, occupational, safety, and health
compliance in accordance with state, federal, and local guidelines.
Plans long range and off-season projects such as opening and
closing seasonal facilities and appropriate time sensitive
maintenance projects. Recruits, interviews, and hires staff to fill
positions vacancies within work units. Creates work schedules for
subordinate employees in the TSP Maintenance Series. Approves time
worked and leave requests for subordinates Completes job plans,
interim reviews, and performance evaluations for staff. Maintains
credit cards for purchasing supplies and reconciles statement
weekly. Completes work orders for all tagged equipment for
submittal to Motor Vehicle Management (MVM). Completes incident
reports as required by park policy for accidents, vehicle incidents
and personal injuries or damage to park visitors' vehicles. Works
with outside vendors to obtain bids and order supplies.
Communicates with the general public to provide basic customer
service and direct persons to appropriate solutions or answers.
Assist Park Rangers and Maintenance staff with controlled burns and
suppressing forest fires by utilizing hand tools, flappers, and
fire rakes to protect natural resources, facilities, and the
public. Remove brush for fire prevention and safety. Leads and
performs grounds maintenance work including cutting and trimming
grass and obstructive tree limbs. Patches holes in roads and
sidewalks to ensure public safety. Inspects grounds for trash,
safety hazards, maintenance issues and general appearance to ensure
public safety in the park. Leads and performs janitorial tasks
related to cleaning facilities, this may include floor buffing,
mopping, power washing, wall cleaning, vent cleaning, sink and
mirror cleaning, supply restocking, shampooing carpet, and other
janitorial work as required. Removes trash and cleans trash cans.
Perform inspection of grounds and facilities daily to identify
areas or facilities needing repair and maintenance. Creates
preventative maintenance plans to organize routine preventative
maintenance to ensure that equipment is maintained, building
systems operate efficiently, and the physical condition of building
does not deteriorate. Assists in performing inventory of
work-related supplies and materials. Perform routine preventative
maintenance and repair of buildings and facilities including
general repairs, air filter replacement, painting, and other repair
tasks as needed to ensure public safety and maintain park
appearance. Performs minor construction projects as needed.
Performs general carpentry including repairing doors, repairing
broken windows, installing bulletin boards, hanging drywall,
building walls, building shelving, and caulking. Performs minor
roofing repair and maintenance including repairing or replacing
shingles, decking, tin roofing, fiberglass, or tiles. Repairs and
maintains mechanical equipment such as swimming pool pumps,
washers, dryers, kitchen equipment, exhaust fans, refrigerators,
ice machines, HVAC, window units, PTACs, and mechanical gates.
Performs electrical repair tasks such as replaces defective
breakers, wiring wall switches, outlets, and fixtures. Changes
exterior and interior light bulbs as needed on park grounds and
facilities. Performs routine plumbing tasks such as unstopping
commodes, replacing bathroom fixtures, and repairing minor leaks.
Unstops drains and repairs faucets, toilets, and showers for proper
facility operation. Assist with the Installation and repair of
plumbing fixtures, water lines, septic lines, and tanks. Leads and
assigns work to lower-level maintenance staff. Prioritizes daily
tasks and activities to meet operational requirements. Oversees and
coordinates the work of TSP Maintenance Workers and TSP Maintenance
Techs. Trains TSP Maintenance Workers and TSP Maintenance Techs on
proper and safe use of various equipment and tools. Instructs other
employees on the proper use of safety apparel and gear such as hard
hats, steel toe shoes, respirators, gloves, and safety glasses.
Operates and utilizes a variety of heavy equipment including back
hoes, large tractors, bob cats, and stump grinders to repair roads,
access areas, hiking, bicycle, horse, and other types of trails.
Utilizes backhoes and dump trucks to move heavy loads of mulch and
topsoil for large landscaping jobs. Operates equipment including
mowers, trimmers, small trucks, and tractors for performance of
daily duties. Operates and utilizes a variety of tools and
equipment such as assorted hand and power tools, plungers, sewer
rodders, drills, skill saws, and grinders. May operate state issued
pick-up truck, golf cart, watercraft, or other vehicles. Performs
routine maintenance and repair on equipment, vehicles, and tools.
Assists higher level maintenance staff with complex repairs on
equipment, vehicles, and tools. Performs basic welding for
equipment repair as needed. Performs logging operations including
chain saw operation for cutting down dead trees to manageable size
for removal. Cuts firewood as needed for inns, cabins, villas,
recreation lodges, campgrounds, and park residences. Completes work
order request form to log repair work. Keeps digital and/or
physical records of work performed and makes routine reports such
as time expended, and materials used for repair and maintenance.
Completes mileage logs and fuel tickets for daily operation of
vehicle(s). Competencies (KSA's) Knowledge of principles,
